Terms of Service

These terms govern your use of havella.app (“Havella,” “the service”). By creating an account or using the service, you agree to them. Questions: info@havella.app.

The service

Havella provides software tools for managing rental properties, including lease tracking, financial record-keeping, maintenance management, and a tenant portal. Havella is a record-keeping and workflow tool — it is not a bank, payment processor, law firm, accounting firm, or property management company, and nothing in the service constitutes legal, tax, or financial advice.

Accounts and access

Access is currently by invitation. You are responsible for maintaining the security of your account credentials and for activity under your account. You must provide accurate information and be at least 18.

Your data and responsibilities

Landlords own the data they enter and are responsible for its accuracy and for having the right to enter it — including tenant personal information. If you invite tenants to the portal, you represent that you have a legitimate landlord-tenant relationship with them. You are responsible for complying with laws that apply to your rental business, including landlord-tenant, fair-housing, and data-protection laws in your jurisdiction. Havella's features (such as rent tracking or deposit records) do not guarantee legal compliance.

Acceptable use

Don't misuse the service: no unauthorized access attempts, no interfering with other users' data, no uploading unlawful content, no using the service for any unlawful purpose.

Financial records

Havella stores financial records you enter but does not move money. Payment records reflect what users mark as paid — Havella does not verify that funds actually transferred. You are responsible for verifying your own financial records, including for tax purposes.

Fees

During the current pilot period, pricing is arranged individually. We will provide notice before introducing or changing fees for your account.

Availability and changes

The service is under active development. We may add, change, or remove features. We aim for high availability but do not guarantee uninterrupted service. We recommend maintaining your own copies of critical documents.

Termination

You may stop using the service and request account deletion at any time. We may suspend or terminate accounts that violate these terms. On termination, we will make reasonable efforts to allow you to export your data on request.

Disclaimers

The service is provided “as is” without warranties of any kind, express or implied, including fitness for a particular purpose. Havella does not warrant that records maintained in the service are accurate, complete, or suitable for legal or tax purposes.

Limitation of liability

To the maximum extent permitted by law, Havella's total liability arising from the service is limited to the amount you paid us in the twelve months before the claim (or $50 if you paid nothing). We are not liable for indirect, incidental, or consequential damages, including lost profits or lost data.

Governing law

These terms are governed by the laws of the State of Louisiana, without regard to conflict-of-law rules.

Changes to these terms

We may update these terms; material changes will be notified by email, and continued use after changes means acceptance.
